The Rohit Corporation Office in Vadodara is an adaptive reuse project that transforms a 40-year-old residential building into a contemporary workspace for a cement dealer. Located along the airport highway, the ground plus two storey structure occupies a narrow 45 ft x 12 ft footprint with a total built area of approximately 2,000 sq. ft.
The design concept draws inspiration from the client’s core business – cement. Materials and finishes throughout the office celebrate the raw and honest character of cement. The flooring is finished in in-situ white cement terrazzo, while walls and furniture surfaces incorporate cement boards and exposed finishes, creating a cohesive and minimal material palette.
Spatially, the building is organized into clean linear volumes with the staircase retained at the center from the original structure. The ground floor accommodates reception, sales workstations, and the manager’s cabin. The first floor houses the owner’s cabin and staff work areas, while the second floor functions as a flexible community and meeting space.
The staircase wall narrates the history of cement and showcases the client’s brand achievements through graphic panels set against a bright yellow background. Sustainable measures include adaptive reuse of the existing building, use of recycled ceiling boards, exposed service systems, and rooftop solar panels generating approximately 6KW of energy.
Minimal, functional, and material-driven, the project demonstrates how adaptive reuse and honest material expression can create a meaningful and sustainable workplace.
