Swajan Banker’s Community, designed by Architect Dharam Patel of Art & Architecture Associates, received a nomination at the World Architecture Festival (WAF) 2025 held in Miami, USA. The World Architecture Festival is one of the most prestigious global architecture platforms, recognizing projects that demonstrate innovation, social impact, and excellence in architectural design.
Located in Padra, Gujarat, the project introduces a new typology of senior living in India, where architecture, healthcare, and hospitality merge to create an environment focused on dignity, independence, and well-being. The community is designed as a supportive ecosystem where ageing is celebrated rather than treated as a condition requiring institutional care.
The architectural concept reimagines senior housing as a hospitality-inspired residential environment. Instead of conventional institutional layouts, the project incorporates courtyards, therapeutic gardens, yoga and meditation halls, community lounges, and landscaped walking trails. These spaces encourage interaction, relaxation, and a strong connection with nature.
Residential units are designed as fully accessible homes, incorporating wheelchair-friendly layouts, anti-skid flooring, grab rails, and emergency response systems. Each residence is oriented toward gardens or terraces to provide natural light, ventilation, and visual connectivity with the surrounding landscape.
Healthcare infrastructure is seamlessly integrated into the community through an on-site clinic, telemedicine facilities, diagnostic services, and 24/7 emergency response systems. This ensures that residents receive medical support when needed while maintaining the comfort and privacy of a residential environment.
Sustainability strategies include the use of rammed earth walls, locally sourced materials, solar energy systems, rainwater harvesting, greywater recycling, and EV charging infrastructure. Passive design measures such as orientation, shading, and cross-ventilation help reduce energy consumption and enhance thermal comfort.
The World Architecture Festival 2025 nomination recognizes Swajan Banker’s Community as an innovative model for future senior living developments, demonstrating how architecture can combine sustainability, healthcare, and community living into a holistic and empathetic environment.
